ABOUT NITA NICOLA

I have been providing independent consultancy services to Letting Agents since March 2000.

I first became involved in lettings in 1986, when I joined Home from Home Ltd (later to become John D Wood & Co Lettings). Initially employed as PA to the managing director, during my employment with the Agency I progressed from Lettings Administrator at their Wimbledon Village branch, to Manager of the centralised Legal Administration Department, which I was instrumental in establishing, which serviced six lettings offices, and finally being appointed their Legal & Compliance Officer advising and supporting their fourteen lettings offices.

Over the years I have worked on a consultancy basis with industry-connected organisations. For example; I was appointed by The Independent Housing Ombudsman to undertake the revision and streamlining of the literature and forms for the original government Tenancy Deposit Scheme during the pilot period; and was an approved Independent Auditor nominated by ARLA to undertake Risk Management Assessments where considered necessary as part of their complaints investigation procedures.

For many years I have had a close working relationship with SPA Microsystems the developers of Aspasia, the successful internet based estate agency software, for whom I created Agency document packs, available configured and loaded onto the system at set up. These packs are tailored to the Agent's requirements prior to configuration and maintained thereafter by me to reflect changes in legislation to ensure they are always up to date and compliant. This relationship and service continues with Qube Global who now offer the re-branded software under the name Qube SLM.

I am ARLA and NFOPP qualified. I gained passes with Distinction in both the ARLA Level 1 and Level 2 Competency Tests and in July 2008 also achieved high marks in the NFOPP Technical Award in Residential Letting & Property Management, resulting in being short-listed for their Student of the Year 2008 Award.

Until the membership criteria changes in 2009 restricted membership only to persons actively working as a Letting Agent, I was a Member (Fellow) of the Association of Residential Letting Agents.

I strongly believe that training and qualification is a valuable and worthwhile investment. It gives individuals and organisations a competitive edge and demonstrates their commitment to providing the best possible and most professional service. As a result of my own achievements, my clients are reassured not only of my level of knowledge, but also that I too am a worthwhile investment for their Agency.

Using my experience and qualifications, I aim to offer both new and established Letting Agents the professional assistance they require to advance and maintain to a high standard their day to day Letting and Property Management operations. I often work with Agents venturing into lettings for the first time, assisting them in establishing secure and compliant procedures from the outset and developing efficient Agency documents.

However, time marches on, and I have decided that from January 2016 I will concentrate on desk-based projects and no longer offer training courses, compliance auditing and systems reviews.

I continue the development of my Distance Learning Modules and my popular "off-the-shelf" Standard Document Packs, which include Standard Letters, Tenancy Agreements, Terms of Business, and Procedures Manuals all of which can be personalised to create a Bespoke Agency Documents service. I also continue to offer the Document Review and Document Revision services. With frequent changes within the industry, and the continual introduction of new legislation, it is important for Agents to keep their Agency documents up to date.

A comprehensive list of those Agencies who have benefited from my services, and what some of them have to say, can be found on the Home page.
